PATTA & CHITTA:
Patta is the legal document and an important document that is issued by the Government of Tamilnadu. This document shows or reflects as the owner of the property. Moreover, this document serves as the revenue facts about the land. The most important point is the document will be in the name of the owner. And also termed as “ROR (Record of Rights)”. Following are the details which are included in the Patta.

When in Chitta, this is the document that is considered to be the immovable property issued by the Village Administration officer (VAO) & Taluka office. The Chitta contains details such as Land ownership, area of land etc. The land is of two types- Nanjai (Wetland) & Punjai (Dryland). Nanjai is the land which is of water bodies such as rivers, canals etc. Whereas Punjai land is a completely low association of water bodies with land.
The Government of Tamil Nadu doesn’t issue a Chitta as of 2015. All relevant details are mentioned in Patta as the Patta and Chitta were merged into one document.
Please Note: There is no online process to change name in Patta as of now. The process can only be carried out offline by submitting the filled Patta Transfer Form along with necessary documents by visiting your respective Taluk or Village Administration Office.
PATTA CHITTA APPLICATION PROCESS 2023:
Initially, if you have to apply for Patta Chitta land, the first step is you need to apply in TN Revenue department site. The online procedure for applying Patta Chitta is as follows:
- First, login in the official website of Tamilnadu revenue services site- https://eservices.tn.gov.in/eservicesnew/index.htmlThen on the home page, click on “View Patta and FMB/Chitta” link
- It will redirect to a new web page, in that you can select the details such as District, region type. After which, click on submit.
- Then, you need to enter the district, taluk, block, survey number as well as subdivision number etc
- After this, you need to enter the captcha code and click on submit
- After verifying all the details, the Town survey land register will issue a certificate online providing information about the property or land
And if you apply online for the document, then there is a fee of Rs.100/- that needs to be paid online.

- Land sale deed/Record copy
- Property possession proof, Electricity, water bill
- Encumbrance certificate

TN PATTA CHITTA TRANSFER & VERIFICATION PROCESS:
- For Patta Chitta transfer, the information about the leased land for property sale is executed and is quite same as lease land registration.
